Start with the right question.

A higher tax bill alone does not establish that a property's value is incorrect. Review the values on your statement and ask the county assessor about the property information and calculations behind them.

If your concern is market value, an appraisal can provide an independent analysis of your property's characteristics and relevant sales.

Know what an appraisal can do.

The report documents the research, analysis, and opinion of value. It can serve as evidence in a value appeal, but it does not guarantee a reduced value, lower taxes, or a successful appeal.

Our conclusion follows the evidence. It may be higher than, lower than, or consistent with the county's value.

Understanding Oregon's property values

Oregon tax statements distinguish between market value and the value used to calculate taxes. For most property, the assessment date is January 1 of the assessment year.

Real Market Value (RMV)

The assessor's estimate of what the property would sell for on the open market as of the assessment date.

Maximum Assessed Value (MAV)

A taxable-value limit determined under Oregon's property tax rules. It is different from a current market appraisal.

Assessed Value (AV)

Generally, the lower of RMV or MAV. A reduction in RMV does not necessarily reduce the tax bill.

The right date. The right evidence.

An appeal appraisal needs to address the relevant assessment date, which may be in the past. We clarify that date and the intended use before starting, then research the property's condition and market at that time.

Share any records you believe are relevant, including photographs, repair information, or sales you have identified. We review and verify information as part of our independent analysis.

Check the process before you order.

Confirm the filing requirements and deadline with the county where the property is located. Ordering an appraisal does not file an appeal or extend a deadline.

If you need testimony, representation, or other support, discuss those needs with us in advance so availability, scope, scheduling, and fees are clear.
