A clearer picture before you buy

Pre-Purchase Appraisals

You found a home you like. But does the asking price make sense? A pre-purchase appraisal provides an independent opinion of market value to help you make a more informed buying decision.

ProWest Appraising helps buyers in Bend and Central Oregon understand how a property's location, condition, features, and comparable sales support its value.

Financing your purchase?

A privately ordered pre-purchase appraisal does not replace your lender's appraisal. If you are using a lender, the lender will also require its own appraisal through its approved ordering process, unless it approves an appraisal waiver or another valuation option.

This service is for your own purchase decision. Speak with your lender about its requirements before ordering, and plan for separate appraisal fees if both reports are needed.

When a pre-purchase appraisal can help

Buying with cash

Without a mortgage appraisal in the transaction, you may want your own independent analysis before committing to the price.

Purchasing privately

In a sale between family members, friends, or an owner selling directly, an appraisal can provide a supported starting point for price discussions.

Questioning the asking price

When a property is unusual or comparable sales are hard to interpret, a closer look can help put its features and price into context.

More than an online estimate.

We research the property and relevant market activity, analyze comparable sales, and explain the evidence behind our conclusion. In Central Oregon, that can mean considering acreage, views, outbuildings, renovations, and differences between neighborhoods.

The result is a documented opinion of value as of a specific date. It may be above, below, or consistent with the asking price.

Independent from the start.

Our role is to provide an objective appraisal, not to reach a target price or tell you what to offer. You and your real estate advisor can use the findings alongside your budget, priorities, and transaction terms.

An appraisal also serves a different purpose from a home inspection. Arrange a separate inspection to evaluate building systems and potential defects.

What to expect

1. Tell us about the purchase

Share the address, listing or purchase agreement, your questions, and any deadlines. We confirm the scope, fee, and estimated timeline.

2. Review the property and market

We coordinate access with the appropriate parties, document relevant characteristics, and analyze comparable sales and market conditions.

3. Understand the findings

Your report explains the analysis and opinion of value. We can answer appraisal-related questions so the findings are clear.

Before you order

  • Confirm that the seller will allow property access.
  • Tell us about offer, contingency, and closing deadlines.
  • Share known repairs, renovations, and property concerns.
  • Confirm financing requirements with your lender.

Ordering an appraisal does not extend a contract deadline or create an appraisal contingency. Discuss transaction terms with your agent or attorney.

If interior access is unavailable, a desktop appraisal may be an option, depending on the property, available information, and intended use. Contact us to discuss what’s appropriate for your situation.
